Need to Sell? Tips on Marketing Your Home for the Holidays

Hello Friends!  Happy holidays to you!

I get asked all the time is December a slower month for real estate transactions.  Sometimes this can be the case – but in today’s market it definitely isn’t.

In fact, the holidays can be an ideal time to market a home. The natural coziness of the season, combined with heart warming smells and joyful sounds of the holidays can entice buyers to fall in love with your home, as they imagine their own families curled up in front of your fireplace or around their own holiday decor.  Plus, this time of year, families spend more time together, and sellers needing to make a move during fall and early winter tend to be highly motivated…

Remember, companies also tend to transfer employees according to their immediate need, so January is one of the busiest times of the year. Many times relocating transferees often have only a few weeks to find a new home, so it’s good to make sure your house stands out with a few well-placed holiday decorations.

The goal is to balance your holiday decorating with a clean, orderly, depersonalized look that maximizes how buyers experience your space.  Cluttered tabletops, mantles, and counter tops can detract from the spacious feel of your home, so you’ll want to hit the holidays with a minimalist mindset if you’re looking to sell quickly.

Another example? You may not want a big tree as it can make your home feel cramped. The number one reason buyers choose a home is to have more space, so make it easy for them to look around without stepping over gift packages or avoiding fragile ornaments.  And if you want a live tree, make sure it’s watered so the tree won’t turn brown or drop needles – and keep what does fall vacuumed up.

If you’re looking to sell during the holidays, you’ll find your time is best spent cleaning, staging and packing non-essentials in preparation for moving. Your home will show better, you’ll feel less stress, and can get yourself ready for your next home!

Turkey Tetrazzini – Laura Style!

GOBBLE GOBBLE!  What happened!  Turkey, er I mean Thanksgiving, flew in and out and now we have….

LEFTOVERS!

In addition to fresh turkey sandwiches smothered with a little mayo and cranberry chutney, crunchy romaine, and baby swiss cheese, on earthy, seedless, rye bread with a side of pickle spears…

I love to make Turkey Tetrazzini!  Laura’s Choice Turkey Tetrazzini that is!

It’s a delicious, savory, creamy, way to finish off the last of that great bird…I add a few refreshing ingredients to lighten it up a bit – like freshly squeezed lemon juice, skim milk, dill, garlic powder, parsley, and a little veggie action – to “BAM!  Kick it up a notch”  thank you Emeril… (this time I added some left over stir fried asparagus I had on hand, lots of times I add broccoli – totally optional friends).

To veggie or not to veggie, that may be your question, but either way give this dish a try!  I bet your “fam” will love it as much as mine!  Toodles!

Turkey Tetrazzini
A creamy, savory, scrumptious, casserole made with fresh roasted turkey and whole wheat noodles, in a white cheesy sauce that everyone will love!
Course Main Dish
Prep Time 30 minutes
Cook Time 15 minutes

Ingredients
  • 8 ounces linguine whole wheat
  • 2 TBS butter
  • 1/4 C all purpose flour
  • 1/8 tps black pepper coarsly ground
  • 1/8 tps nutmeg
  • 1/4 tps dill
  • 1/4 tps garlic powder
  • 1 C chicken broth can use lower sodium
  • 1 C skim milk
  • 2 C roasted turkey cubed or shredded
  • 2 TBS dry sherry
  • 1/4 C Parmesan cheese
  • 2 TBS fresh snipped parsley
  • 1 C fresh asparagus or brocolli can be fresh, steamed, stir fried, or frozen. Optional.

Instructions
  1. Collect all your ingredients ahead of time - makes a lot easier to prepare!
  2. Cook linguine according to package directions.
  3. Melt butter in hot pan
  4. Stir in flour, pepper, nutmeg, dill, garlic powder
  5. Add chicken broth all at once and stir well with a whisk
  6. Add skim milk immediately after. Whisk in.
  7. Cook and stir until thickened and bubbly
  8. Add roasted turkey
  9. Next, the dry sherry
  10. and 1/4 C Parmesan cheese
  11. and then the lemon juice, fresh parsley, and veggie if using
  12. Mix well
  13. Fold in linguine until the noodles are just smothered in the sauce!
  14. Place mixture in a 9X13 inch baking dish, sprayed with cooking spray. Sprinkle with additional Parmesan cheese and place in oven.
  15. Bake in a 350 degree oven for 15-20 minutes until heated through. Sprinkle with additional parsley.
  16. Um um good! Enjoy!
Recipe Notes

I love to serve this dish with a side of frozen spinach, but if you have extra time and want to jazz it up a bit more, try sautéing in a little olive oil and fresh minced garlic a bag of baby spinach or a bunch of hearty kale!  Also, because we're produce freaks around here, I always serve salad on the side as well!  Cheers!

Do You Know How CMAs and Appraisals Differ?

So, do you know how CMAs and home appraisals differ? If you don’t keep reading!

Establishing a home’s market sales price is equally important to buyers, sellers, lenders and real estate professionals. To help transactions proceed quickly and efficiently, sales professionals and appraisers both utilize information from the local Multiple Listing Service (MLS).

The MLS is a professional member-based cooperative that contains a wealth of information including active listings, homes that have recently sold, tax roll data, historical data, and market trends such as how quickly homes are selling and how close they sell to the original listing prices.  It’s what I use daily to keep up-to-the-minute current on what’s happening in the Triad area market.

Comparables

Using this data, I prepare a comparative market analysis (CMA) report to help my sellers choose a listing price for their homes and to help my buyers make competitive offers. The CMA is a consumer-facing report that includes recently sold homes and homes for sale that are most similar to the seller’s home in location, appearance, features, and general price range.  It gives sellers a good indication of what the market will pay for their particular home, helping to take some of the emotion out of the pricing process, resulting in a ‘right price’ for their property, which often times leads to quicker and more favorable sales – and sometimes multiple offers!

Buyers and I use this data to assess sellers pricing on homes they like, versus other similar homes in the current market to determine if the seller’s price is fair, a great deal, or too high.  This information is useful in determining the correct offer for a buyer to start with and can help shorten the negotiation process in some cases, benefiting both parties!

Now, on to bank appraisals.

If the buyer is requesting financing through a bank (mortage), the bank will order an appraisal, using the same MLS data, but with some differences. A bank appraisal is performed by a licensed appraiser to determine market value. Comparable homes similar to those in a CMA are used to compare physical features, property tax records and recent solds to determine whether values are trending up or down.  This gives the bank (lender) an idea of the property’s value and determines the threshold price for approving a mortgage.  If a property doesn’t appraise to the price that it is listed for, a lender is less likely to approve a loan amount necessary for a buyer to buy, making it a lot harder to sell your home.

In short, the CMA introduces consumers to the ever-changing marketplace of homes for sale and those properties that have recently sold to help them formulate right pricing and offer strategies. The appraisal determines market value for the bank so that the bank doesn’t lend too much money on a single property. Together, CMAs and appraisals help consumers more efficiently buy and sell their homes.
